There is a 6% contingency fee based on the value of the asset that is successfully exchanged. Steele Strategies will not write (negotiate) offers but will bring and advise clients on offers. Clients have the responsibility and final say on selecting an exchange that is best suited for them.

Steele Strategies specializes in the marketing of real estate and asset exchanges. We work with real estate and business owners, large equity and international properties, environmental problems, underutilized assets or vacancies and companies with excess capacities that NEED to create successful solutions through proven conventional and non-conventional strategies.

Property owners are turning to exchanges (or swaps) to exit from their current situation as cash transactions are becoming increasingly difficult. For many, this is a new and unfamiliar approach. Some owners will find success while others will be challenged by the process as they look and wait for offers. The exchange process can appear daunting, yet property exchanges have been successfully used by professionals and real estate investors for quite some time.

Decades ago exchanging emerged as a viable way for real estate professionals to conduct business where cash buyers were not available. Over time, strategies and tools were developed to close transactions and benefit all parties. As one experienced exchange counselor has said, “There are over a 100 ways to make a transaction (work), one of them is cash.” Cash is what is familiar to most people, yet it is only one way to solve a problem. Exchanges, if worked correctly can create more opportunities for real estate and asset owners.

How do we differ from ordinary real estate brokers? Steele Strategies is focussed on exchanges which we feel is better suited for this market and economic climate. Rather then reduce an owner’s equity (and opportunities) on limited cash transactions, we look to preserve it through exchanges.
