I saw your comment elsewhere on GoSwap regarding 3-way trade interest, and I would have interest in your property should you come across someone interested in mine. I've got 2 houses in Manhattan Beach, CA (90266), in the South Bay region of coastal Los Angeles – award-winning schools, low crime, incredible year-round weather and clean air, and walking/biking distance to shops, downtown MB and nice beaches/pier. Both are single-story 3 BR/2 BA nicely updated houses in MB (within a mile from the ocean) on nice lots in great locations (a few blocks from each other), each presently rented to great tenants, one worth approx. $1.25M and the other $1.35M, if there’s interest in a trade-up for either one of them (or as part of a 3-way trade).

Either house could be ideal for an owner-user upon lease-expiration (one in April, 2010 and the other April, 2011), and I may be able to assist with some carry-back financing or do a “wrap” of the current mortgage (or stay on the loan for a few years). I'm looking to trade/sell one of the two houses which would allow me to purchase a lower-priced (up to $600K) vacation or income property.
