We are looking for two possibilities, one on Maui, Lot or SFR for our Carlsbad home and/or SFR in Palm Springs to Indian Wells area for our San Clemente home. The Carlsbad home is 7 blks to beach at 995k lowest price per ft in tract. The San Clemente home is reduced 100k to 898k with 300k in upgrades.I have been doing 1031 tax deferred exchanges for over 24 years and belong to the National Association of Exchangors, NCE1031.com for the Commercial Industrial and Multi-family properties all over the US.

Trade Description: Highly upgraded Brookfield Home at Talega Golf Course within 2 mi of the beach in San Clemente. The home has 300k in builder upgrades and was originally offered new by builder at $1,290,000. Lavish landscape with pond, waterfall, barbecue center, 2 rock patios, master deck and view of golf course. Several trashed foreclosures have had an effect on valuations but they have been closed and newer sold comps are now indicating $305 per ft. This is the most upgraded home in the tract and could not be replaced at anything near this price.

We appreciate the above offers and would consider the Palm Springs property as being an acceptable possibility if you will return my e-mail. The Lanai condo is just not the right Island for us, as there is not enough activity in that location. Maui or Kona to the north is our hot button. Fripp Island sounds nice but would not work unless my wife would transfer her work to the east coast. That is possible but would not know until May.

The only areas of the Desert we would consider is Palm Springs, Rancho Mirage, Palm Desert, Indian Wells with slight interest in La Quinta. No Indio or DHS.

I there, we jutst saw your home on the news? When would you be needing to make the trade?

We have a 3 br 2 bath in Rancho Mirage. It is in the gated community of Tuscany. 1800 sq feet built in 2004. Shutters throughout. Sparkling salt water pool and spa with pebbletech. Custom built bbq island with frige. Salt water softner, alarm and cat 5 wiring. Tile floring and granite countertops. We also hav a smaller condo in Mission Hills on the 16th hole of the dinah Shore tournament course. Email me if you are interested.

Would you be interested in a TRADE for an awesome 6o' custom blue ocean, go anywhere, beast of a catamaran? Appraised at $1.1MM in December 2008, realistically $900,000. Good credit, a 60-70% loan is no problem. Very negotiable.
