I own a prime commercial property which I would be interested in exchanging with your property. My property is located at the corner of a major lighted intersection (Ridge Road and DeCubellis Road New Port Richey, Florida) . It is within the Publix shopping center. It is the only out parcel that is available in the whole shopping center. The other three out parcels are three banks (Patriot Bank and Riverside National Bank of Florida) and the third bank is in the process of getting built. It is located at the corner of a major lighted intersection (Ridge Road and DeCubellis Road New Port Richey, Florida 34654 Pasco County).
This area is expected to increase in value as there are plans for an extension from Ridge RD/Moon Lake to connect to the Veterans Highway (SR 589), which will cut down the commute time to Tampa. This extension will increase traffic count on Ridge RD dramatically. The current Average Traffic counts along Ridge RD and Decubellis RD are 2/9/2006 33,034 and 10/11/2005 10,811, respectively.
