Both freshwater and saltwater activities. 60 miles north of Tampa / St. Petersburg Ours is also just put on the market for $295,000. More living space can be added for fulltime residence. Vacant lot next door was for sale for $259,000 and home on other side is 3 story and about $420,000

I have three rental condos in the same development (two different buildings) in Miami, FL. All are on the third floor, built in 1966, 2008 taxes on each of the two bedroom units: 1,469.62, I paid 1,410.84 (4% discount when paid in November), 2008 taxes on the one bedroom: 1,052.88, I paid 1,010.76 (4% discount when paid in November). HOA for both of the two bedroom units: 236.32, HOA for 1 bedroom: 193.73
Last year the roofs and balcony railings were replaced in all three buildings. Currently the HOA is getting final estimates because they will be replacing all of the windows with impact resistant windows. There is not going to be an assessment for this expense because they are getting an SBA loan. The interest rate is about 4% and cost of the loan will be absorbed by the insurance savings. In addition to the insurance savings the HOA is currently replacing all of the toilets with water saving toilets. The county is paying for $100 per toilet as a county wide water conservation effort. The actual cost to the HOA for replacing the toilets is
