We are looking for 5+ acres in a mountainous area with mountain views. We would like to have a small farm -- fruits, vegetables, chickens, etc. We are also wanting to build multiple small homes on the property for an artist's retreat. We prefer wooded areas with water nearby. We also love to hike, so having trails nearby is a plus. We are particularly interested in the Appalachian area, California, Colorado, Montana, Oregon, Washington, and the like, though we are open to any area if the property meets all of our criteria. Only miles from the Florida border, and biking distance from Gulf Shores, our condo is positioned in front of Gulf State Park and across the street from the Gulf Coast. It's spacious back porch has beautiful views of the marshes which often have alligators, deer, turtles, bald eagles and many other birds and fish. The interior of the condo has recently been remodeled and has a clean, simple, and contemporary design. There are three bedrooms and two bathrooms. The couch in the living room pulls out into a bed allowing 8 to sleep comfortably. It has two balconies, one facing the state park and the other facing the swimming pool. We have beach access directly across the street. The pool has BBQ grills and bathrooms and is well-kept by maintenance. Gulf Shores, home of the Hangout Festival, is only 5 miles away. Both Orange Beach and Gulf Shores offer many dining , spa, and shopping options as well as outdoor activities such as paddle-boarding, kayaking, dolphin cruises, fishing tours, kite-boarding, sailing, and much more. The state park trails surround our condo and are great for jogging and biking.

The condo would come fully furnished. It has been used as a rental property. During the summer months, cost to rent the property is $220 a night, pulling in around $5000 a month (after the property manager takes their cut). Winter months pull in much less, but the bills are always paid with what we make. You could make much more if you have time to manage the property yourself. As of now, we are using Meyer and they take 30%.

We have also used this condo as our permanent home. Many of the surrounding units are also lived in year-round. COA fees are $425 a month, fairly low for the area and size of the unit.

This unit is also convenient for home-exchanging. We have done many home-exchanges with people around the world. Our latest one was in Paris.

Property value in this area is going up like crazy. Tons of new tourist attractions are popping up, including a theme park that just went under construction. It has been a great investment for us, but we are ready to be in the mountains.

We are only looking for properties of equal or lesser value.
