Currently the city is in the process of creating a new community plan. This is still in the process of being created. Here is the current material/mapping of the community plan. The lot is shown on slide #11 and #12 in blue as a potential opportunity area.

This lot is zoned CC1-3 and has potential residential and commerical uses.

This plot will be located roughly 1 block from the future Clairemont Trolley Station. It is located very close to Mission Bay Park. Mission Bay is visible from this lot.

This lot is in a SANDAG transit corridor, community center, and smart growth area. While speculative this could have future use as a small transit oriented development project.

This lot is currently unbuildable based on current zoning regulations due to size. It is roughly 25x40. I do not have a current survey for exact sq. footage.

As the climate plan San Diego recently passed is implemented zoning may change in the future. This property could possibly receive a variance as it is in alignment with current plans to build at greater density around transit stops. One of the city's Climate Action Plan goals is to get half of all San Diegans living near transit to commute without a car by 2035.

Any development at this point in time would require variances. The lot is a substandard size. However this is a transit oriented spot that is quite rare as you have the proximity to the trolley stop, the beach, and a view of the water. You can see Mission Bay from the lot, the recreational/beach area is about a 5 minute walk away.


It zoned CC1-3 which is a mixed use allowing for both commercial and residential development. The commercial zoning may be beneficial as it could potentially allow one to build closer to the street. The lot is small however it also has an elevation change. This is important as it prevents views being obstructed and neighborhood resistance to development.

It will be 1 block from the Clairemont Mid-Coast trolley stop upon the trolleys completion. This lot was included in the Morena Blvd Station Area Planning Study.

If submitting a plan you would need to work with the planning commission. They appear to be quite density friendly around trolley stops as it is a 2.2 billion dollar project. Here is a video of a recent meeting of the Land Use Commission.
