I am the developer of the Waterwheel Resort Condominium in New Braunfels, Texas. The project is located in the heart of New Braunfels, Texas on the banks of the Guadalupe River, and five blocks from Schlitterbahn, Americas' #1 Waterpark. The resort, which is professionally managed, has two pools, three hot tubs, and acres of manicured lawns under large pecan trees. We have completed 82 units, which have been sold. This 9plex is our last building in Phase 1 to be constructed (equity is $500,000). We also have a second mortgage on a completed condo, Unit K302 (2/2, 1,112 sf, third floor) that is included in this swap (equity is $91,900 - my builder owns the unit, which is for sale at http://www.seidelproperties.com/template40/nextpage.asp?mnu=144430 - he could be bought out by paying off the 1st at about $75k). The 9plex is shovel ready and can have a building permit pulled immediately. Our cost for the last four 9plexes was $750,000 per building, and this building should be less (half of the balconies have been constructed). At this cost, final value for the 9plex is $1,532,100, with equity of $282,100 (22.57% ROI on total, 37.6% on construction only). Our condos are very popular, but due to tight lending the market is soft. Buyers want good terms and reasonable down payments, which are difficult to find. Build and rent, or sell offering your own financing and make mortgage income without being a landlord. Live in one or more and rent or sell others! Dear Alan Anderson, Thank you for your intrest. Your home looks very beautiful, and I have a large family that would fit nicley in it! My 9plex must be constructed, and would produce a nice cashflow if the units were either rented to tourists or sold via owner financing.
