Trade Description: 171.67 acres of flat to hilly bottom land, suitable for farm or ranch or development. Property has at least three springs and a small creek. Will trade all or part. County perk tested and approved; electric and telephone available. Water is by owner drilled well, sewer is by owner installed septic system. In order to build a house you only need an electrical permit and a septic permit, no other permits are required at this time. No other building department inspections required at this time. Deer and turkey is very common in this area. Entire parcel would make an excellent development, hunting camp, cabin rentals, farm, or golf course and country club project.

I am open to a potential 3-way trade opportunity involving one of my excess properties in coastal Manhattan Beach, CA (90266, in South Bay region of coastal Los Angeles) – award-winning schools, low crime and walking/biking distance to clean beaches – I have two single-story 3 BR/2 BA nicely updated houses in MB with great yards, each presently rented with 6 and 18 months remaining, worth approx. $1.2M and $1.3M. Either house could be ideal for an owner-user upon lease-expiration. I’m looking to trade/sell one of the two houses in order to purchase a lower-priced (up to $600K) vacation and/or income property. I own a prime commercial property which I would be interested in exchanging with your property. My property is located at the corner of a major lighted intersection (Ridge Road and DeCubellis Road New Port Richey, Florida) . It is within the Publix shopping center. It is the only out parcel that is available in the whole shopping center. The other three out parcels are three banks (Patriot Bank and Riverside National Bank of Florida) and the third bank is in the process of getting built. It is located at the corner of a major lighted intersection (Ridge Road and DeCubellis Road New Port Richey, Florida 34654 Pasco County).

This area is expected to increase in value as there are plans for an extension from Ridge RD/Moon Lake to connect to the Veterans Highway (SR 589), which will cut down the commute time to Tampa. This extension will increase traffic count on Ridge RD dramatically. The current Average Traffic counts along Ridge RD and Decubellis RD are 2/9/2006 33,034 and 10/11/2005 10,811, respectively.

Price was recently reduced from $1,550,000 to $1,450,000 (free and clear of debt)

Also, I am open to 3way trade!
