Personal Residence This is our personal residence - 3,800 sf house on 3 acres of land, fenced and cross fenced, horses/dogs allowed, with solar powered wrought iron entry gate at driveway.
Side View Personal Residence This house has 4BD/3BA plus an office plus a mother in law suite or gameroom above the garage that is accessible from inside the home.  It also has a SECRET PASSAGE between one child's bedroom and the gameroom - VERY cool!
Yard & Pasture View The yard is about 1.5 acres and is landscaped and fenced; the pasture is another 1.5 acres and is fenced with horse fencing.  There is a gate to get into the pasture from the yard.  It is a drive through gate.  There are also two buildings in the distance - a storage building/office and a greenhouse - those are also included.
Kitchen/Family Room This is a view from the family room looking to the kitchen - the house has a very open floorplan that gives it a spacious feel.  Floors are high-end laminate in the family room and game room, tile in the kitchen and bathrooms, and a neutral carpet in the bedrooms and on stairs.
View Of Family Room The spaciousness of this room allows for many configurations of furniture - it is very large and a square shape.  Very open feel.  People enjoy coming over and it is a great house for entertaining.
View Of The Master Bedroom The master bedroom is very large - our bed is gigantic so it's hard to tell the size of the room by comparison.  But it is very comfortable and spacious with a walk-in closet and a gorgeous and huge master bathroom.
Master Bathroom This master bathroom is one of my favorite features!  It is beautiful, large, has separate garden tub and shower, double sink plus extra separate vanity (you can see that in the reflection in the mirror).  Really gorgeous bathroom.
Kitchen View This is a very modern kitchen - beautiful countertops with tile backsplash and tile flooring.  The electric stove is a flat-top glass stove and there are double ovens built in.  Very modern, yet warm feeling.  Countertop is raised to allow seating on the other side.  You can see that in the picture looking from the family room toward the kitchen.  There is also a window seat in the kitchen - a very nice feature.  It is a large window seat - perfect for reading a book or kids who need help with homework white you are cooking!
Upstairs Bedroom The master is downstairs along with a second bedroom.  There are two bedrooms upstairs as well as an office, bathroom, and reading area (we call it the library).  This child's bedroom is as large as a master bedroom and inside the closet, you will find a door that leads to a secret passage.  The secret passage has a room in it which is large enough to stand up in and large enough for kids to play in.  It opens to the MIL or gameroom above the garage and the opening is "hidden" by a moveable bookcase.  Really cool.  The MIL or gameroom above the garage is also accessible via a staircase off the kitchen - inside the house.  You do not have to enter the garage to access that room and it is HUGE - the size of the garage.  That MIL or gameroom also has its own dedicated heating and AC system.
Another bedroom There are 4 bedrooms in this large house.  All of the bedrooms are very large and have double door closets.  They have neutral (light beige) carpeting.  If anything ever happens to the carpet, we have stored extra of this carpet in the attic for future potential use.
Seaboard Avenue This is one of four rental houses on Seaboard Avenue.  This is the larger of the four houses.  They were all COMPLETELY remodeled inside and out, top to bottom, by a licensed SC contractor in 05/06 and that same contractor is our property manager.
Another Seaboard House This is a second house on Seaboard Avenue.  Three of them look nearly identical to this one and the fourth one is a bit larger (see previous photo).  These four houses rent for a total of $1825 per month and we have a property manager in place.  You do not have to live in SC to own and manage these homes.
Rutledge Street This is a 4BD house on Rutledge Street.  It is brick with a wood addition.  The house was - like our other rentals - completely remodeled inside and out in 05/06.  This house has laminate floors in the living area and carpet in the bedrooms.  It has a very large lot.  All our tenants pay their own utilities and cut their own grass.  Our property manager collects the rents and charges 10 percent of what he collects.  If anything needs repairing, he does that and deducts it from the rent and provide you with documentation of what was done.  You do not need to live in SC to own this property.
10 Acres On Potter Road This is 10 acres of residential land on Potter Road.  It is in the coveted Buford School District.  The land has been subdivided and can be sold as one 10-acre parcel or two 5-acre parcels.  We are valuing this land at $13K per acre, but less than one block away, on Zarrelli Lane where our residence is, 1-acre lots are selling for as much as $27,000 each.  So, the value of this land if you hold it a while could be much more.  This land has already been perked for septic and there are water and power at the road.
10 Acres On Potter Road Another view of the road frontage of the 10 acres.  This is where the road frontage starts and it goes to beyong that large tree in the distance.  Power and water are at the street.  These parcels are surrounded by houses that are executive, upscale homes - most are new.  There is no restriction about when they have to have something built.  The only restriction is no mobile homes and houses bult have to be 2,000 sf or more.  This keeps them in line with the other properties - most of them are 3000 sf or more in the area.  Horses, dogs, etc. are welcome.  This is "out in the country" but close to amenities and the 521 freeway between Charlotte, NC, and Lancaster, SC.  A lot of people commute to Charlotte to work.

Aerial View Of Commercial Land This is an aerial view of the commercial lot on the 521 freeway.  This land is very valuable - the 521 corridor is being highly developed now.  This lot is in a fabulous location for a commercial business to want to buy it.  It is 1.74+/- acres and has road frontage along the highway and a smaller amount of road frontage on an access road to the side.

What we want ...................

We are open to a single family home, a bed & breakfast, or a small eco-resort. Our ideas for a single family home are noted below. But we are flexible and open to ideas ... a B&B or small resort is of equal interest to us. In a single family home, we are looknig for ...

- Min. 3+ bedrooms (4 + much preferred) or 3+ and guest house or MIL apt over a garage or something like that

- 3+ acres (the more the better) - again, we are flexible for the right deal

- We would prefer a much larger house in the 5,000 sf+ range (or a B&B or a small eco-resort), but we are open to different configurations based on location and acreage and value of the property - we would go down in size if we got other amenities in the property we end up with. Our preference is larger but, again, we're flexible for the right deal.

- Would really like a pool if possible

- Would really like a barn or warehouse of some kind - this is NOT a requirement

- Would love a property that is completely fenced already - not a requirement, but a plus

- Do not want to have neighbors on top of us

- No major repairs (some cosmetic ok, but the idea is little to no cash out of pocket)

- If you have a mortgage, that has to be paid off – perhaps your lender will take our properties as a deed in lieu of the remainder of your mortgage, particularly if we offer more of our equity than they are asking for the house. We do not want to do a wrap and we do not want to have a mortgage. We will trade more of our equity than you owe to get that done if we need to.

- We would MOST like to own a nice home OR a B&B OR a small eco-resort with acreage in the Caribbean in an English speaking or at least partially English speaking area (does NOT have to be beach front - inland or mountain is ok) - perhaps Belize or the Dominican Republic - but would also consider a nice home with acreage in Florida - anywhere in FL is a possibility, but best case scenario is near Tampa/Floral City/Myakka City, etc. The Caribbean is our first choice but we are flexible and open to ideas.

We have a LOT of property in Lancaster, SC 29720. EIGHT properties to be exact!!! This means we have a lot of ways that properties can be bought, sold, traded or packaged to meet both our needs and yours!

If you don't live in SC or don't want to move here, you won't have to - many of our properties are investment properties and we have a great property manager who would be more than happy to manage them for you. OK, SO WHERE ARE THESE PROPERTIES?

All of the properties we have to offer are in Lancaster, SC, which is about 30 miles south of Charlotte, NC, and about halfway between Columbia, SC, and Charlotte, NC. Our real estate market is pretty stable in comparison to places like CA and FL that have experienced extreme fluctuations lately, which is good for the prospective investor in SC real estate.

As I mentioned, we have 8 properties.

They include a residential income property, a 10-acre parcel of residential land, and an 0.86 acre parcel of commercial land alongside the 521 freeway, a MAJOR htoroughfare between North Carolina and South Carolina.

FIVE OTHER PROPERTES OF OURS HAVE EQUITY PLUS MORTGAGES!

We also own five other properties - those five have mortgages (5 houses, but only 2 mortgages) but also have significant equity - HUNDREDS OF THOUSANDS of dollars of equity. We also want to trade or sell all of our other propeties that have mortgages on them. If you want to buy our personal residence, for example, (quite the bargain, if I say so myself!!!) and you have a vacation home in Belize or a small house in Florida that is worth less than ours is, then you would need to pay off our existing mortgage, but we would trade the $100,000+ equity we have toward getting us into your house in Belize or Florida or wherever it may be. So, we are willing to TRADE the equity in one or more of the properties we have that do have mortgages on them if you are interested in owning one or more of those, and apply the equity toward a trade. But the mortgages would have to be satisfied and we cannot do a wrap.

We like what you have to offer. Would you or anyone who showed interest in this page consider a horse stable for (6 horses) on 7.3 acres + 4.7 acres = 12 acres in Florida? LOCATION IS SUPERB! Central to Orlando, Tampa and Port St. Lucie.

Only minutes from a couple of Private Golf and Country Club courses. One of which is as Private as Tiger Woods home course.

Hi, I am interested in exchanging my shopping center out parcel for your property.

My out parcel is ideal for a bank or a national franchise (fast food restaurant, upscale restaurant, pizza restaurant, video store etc.). It is within the Publix shopping center. It is the only out parcel that is available in the whole shopping center. The other three out parcels are three banks. It is located at the corner of a major lighted intersection (Ridge Road and DeCubellis Road New Port Richey, Florida 34654 Pasco County).

I own the out parcel free and clear of any debt
