Open to all offers that will allow me to downsize. My preference would be first: other property in the Daytona Beach area, horse friendly would be ideal; second: housing in the Daytona Beach area; third: acreage in the southeast US, mountainous areas preferred; lastly: home/acreage/lot in the Olympia, WA area. Other offers outside of these should be of no more value than my equity, so I would have no mortgage on it (I will still need to purchase a residence in/near Daytona).

Description: I'm needing to downsize - 10 acre horsefarm with partially remodeled CB 3/2 house, wood floors, two fireplaces, metal roof, many extras. Detached 2 car garage with attached rodent proof feed room, MANY barns/outbuildings, MANY cross fenced horse pens with shelters, ponds, fruit trees, too much to list. Appraisal from 2 years ago $750,000 - I don't know what the current economy would do to that number, but this is income producing property with several paying boarders and room for a lot more (I have 15 horses myself, some of which could be included). Feed and hay could also be sold from this location. The possibilities are endless. Willing to trade my equity of ~$230,000 (and will take lesser mtg) for smaller, horse friendly property in the Daytona Beach area, or mountain land in TN/NC/VA/etc. Will consider any other property as well, including vehicles, RVs, etc. If you swap or purchase, I would also be willing to rent from YOU for up to 1yr if you'd need some time to get other issues settled before moving. Bring all offers - all I can say is "no thank you" if it won't work for me.
