I'm open to a variety of swaps but would prefer retirement type residence in a Mexico or Central or South American country or European mainland. I'd also consider another farm or ranch in Texas or Oklahoma. I will not consider lots or development property. I'd also trade for a boat or sailboat or small plane. I'm also not interested in "potential" or land that does not have a paved all-weather road to it and full utilities or if a farm, that is not capable of running cattle at the present time. (i.e. no desert land) I am also open to anyplace within the European Union. Not south Pacific or Asian interest. I would exchange to an operating, and profitable hotel or multi-family project also.
Property is 88 acres of highly improved grass land and mature forest woods. I just finished having a 12" thick, 14' wide, gravel drive built from the road back to a wooded home site, at a cost of $29,000.00. Besides the clearing I've done myself, I've also spent approximately $25,000.00 additional money with a contractor who helped me clear the woods that I've already cleared. It is located in the country near private and kind neighbors. Great school system in Norfolk. Property is located in upstate New York just about 20 miles south of the St. Lawrence seaway and Canadian border. 88 acres with about 1/2 wooded with tall mature trees including over 300 Maple trees. Some of the pine trees are 6 feet in circumference. The present pasture is used for growing hay now, but I have recently cleared the perimeter of the property with a lane to begin fencing the 8,500 perimeter with 5 strand barbed wire and hot wire fencing. My plans, were to begin raising Angus beef cattle on the property. My swap price is based on land only, but can be adjusted to include 40 head of mother cows. There is substantial wildlife and fish here. Ducks geese wild turkey. Deer. Bear, Foxes. The property is located on an excellent, paved, county road and is 20 minutes from Massena, Pottsdam, or Canton, NY. The summers in upstate New York are very nice. In mid June and July and August, the daytime high was about 80 and on 4 days got up to 85. Evenings are about 75. The winters are cold as you would expect but the roads are always cleared and usable. Massena is quaint and picturesque with new Super Walmart, Home Depot, etc. Norfolk is the nearest township village (as towns here are called) with the school system and is quaint with many nice places to eat. If you like freeways and traffic this part of the country is NOT for you. I guess the nearest "busy" would be Syracuse and that's about a 2 hour drive south. Pottsdam, which is the opposite direction, is about 20 minutes away and has 2 colleges and Lowes, and many other restaurants and entertainment venues. This property is peace and quiet and a farm capable of running up to 40 cow/calf pairs when I complete the replanting of grass, in a pasture that was a beaver lake, until I drained it a year ago. This is a sportsman's paradise if you like to hunt (which I do not). There are cheaper tracts of land in the area that are 1/2 marsh or swamp. My land has no marsh, swamps, wetlands, or beaver ponds. Very nice and yet convenient to many amenities. About 2 hours north of Syracuse for the largest airport, or an hour each to Ottawa or Montreal Canada if you don't mind making a border crossing. For international flights the commuter from Massena to Baltimore is the cheapest ($150.00 round trip) option and will take you to anywhere. Ogdensburg, 30 minutes away, has direct flights to Orlando and Fort Lauderdale. Good hospitals in Massena and Pottsdam both. Snow skiing in Lake Placid is about 90 minutes away. WATCH PROPERTY VIDEO
