  • Have the CAM reconciliation, tax bill, and insurance binder ready so the buyer can verify NOI, not take it on faith
Watch out: Quoting a value off gross rents. A commercial trade is priced on net operating income, so unreimbursed CAM, a rolling vacancy, or a below-market anchor lease quietly moves the number long before anyone argues about cap rate.

What it’s worth in a trade

Commercial property trades on NOI divided by a market cap rate, not on comparable sale prices the way a house does. Lease term, tenant credit, and how much of the operating cost is actually reimbursed drive that NOI, so a well-documented rent roll is worth real basis points. The buyer’s asset gets its own independent valuation, and the gap between the two is settled in a cash boot.
